North San Diego County

The median price for all North County home sales – attached and detached – decreased to $395,000 in July 2012 compared to $403,000 in June 2012.

  • Detached homes in North County decreased 6.54 percent in July 2012 to $439,250 compared to $470,000 in June 2012. Year-over median price in North San Diego County remained steady (0.17 percent decline) compared to $440,000 reported in July 2011.
  • Detached home prices OUTSIDE North County increased 2.01 percent to $355,000 in July 2012 compared to $348,000 in June 2012. Year-over non-North County prices increased 4.41 percent compared to $340,000 in July 2011, the fourth month of year-over price increases after 15 months of price declines.
  • Attached home prices in North County increased 2.32 percent to $265,000 in July 2012 compared to $259,000 in June 2012.
  • Non-North County attached home prices increased 4.76 percent in July 2012 to $220,000 compared to $210,000 in June 2012.
  • The number of North San Diego SFD listings (active and contingent) decreased 1.8 percent in July 2012 compared to June 2012 and fell 35.4 percent year-over compared to July 2011.
  • The number of sold North San Diego County SFD units decreased 10.16 percent in July 2012 compared to June 2012, countering five months of sales increases. Year-over sold SFD units increased 19.79 percent compared to July 2011, making 14-months of year-over sales increases.
  • Median days-on-market for single-family detached homes sold in North County decreased to 44 days in July 2012 compared to 46 days in June 2012.
  • The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – increased to 42 percent in July 2012 compared to 40 percent in June 2012.
