February 2011 HomeDex Report from NSDCAR


HomeDex is the monthly report showing the trends for the North San Diego County real estate market for February. Check a zip code of interest or just look at the general information. It is a good way to stay up on the latest developments in specific areas. Each community in the County has a little different dynamics, so it is nice to have the information available. February 2011 Data
1. The median price for all North County home sales – attached and detached – decreased from
$360,000 in January 2011 to $358,000 in February 2011.
a. Detached homes in North County decreased 6.39 percent from $446,000 in January 2011 to
$417,500 in February 2011, the largest monthly price decline in two years. Year-over
median single-family detached homes in North San Diego County decreased 4.9 percent,
from $439,000 in February 2010, after 18 months of year-over increases in median price
(with the exception of August 2010).
i. Detached home prices OUTSIDE North County rose slightly by 0.98 percent from
$330,000 in January 2011 to $333,250 in February 2011.
iii. The countywide median SFD price decreased 2.51 percent to $360,000 in February
2011 from $369,250 in January 2011, and decreased four percent year-over from
$375,500 in February 2010.
b. Attached home prices in North County declined 6.52 percent from $229,950 in January 2011
to 214,950 in February 2011, making three months of price decreases.
i. Non-North County attached home prices increased 3.9 percent from $188,000 in
January 2011 to $195,350 in February 2011.
c.The number of SFD listings (active and contingent) increased 3.95 percent to 4,451 ending
February 2011, the second monthly increase after four months of declines in listings. Yearover listings increased by nearly 15 percent from February 2010.
d.The number of sold North San Diego County SFD units increased 6.17 percent in February
2011 from January 2011 after a significant fall last month; year-over, sold units decreased
5.32 percent from February 2010
i. Median days-on-market for single-family detached homes in North County increased
slightly from 68 days in January 2011 to 69 days in February 2011.

The median price for North San Diego County single-family detached (SFD) homes sold
in 2010 was $460,000, a 12.2 percent increase from $410,000 in 2009.
